Do a Google search for ‘real estate agencies around me’ and you’ll see that Hervey Bay certainly has a lot of agencies to choose from. Property sales throughout the Fraser Coast region are booming with Hervey Bay and Maryborough experiencing record prices as people continue to flock to the area to escape the larger cities.
The reality is that buyers have little choice except to deal with the agency that has the particular home(s) they are interested in and/or considering purchasing. Buyers tend to use the internet doing a search on real estate platforms like realestate.com.au or domain.com.au to shortlist properties. They then either get in touch with the listing agent or attend an Open Home. It’s generally a very straightforward process.
Selling a property or listing a house to sell, is of course a more complex procedure requiring the seller to make an informed decision on which agency to choose. This can be difficult, especially when there are so many real estate agencies to choose from.

Real estate agency services can be divided into two distinct categories, these being commercial or residential real estate and then divided further into sales and/or property management. Of course, there are also specialist real estate agencies that deal specifically with the different types of properties (high-end apartments, off-plan purchases, house and land packages, factories, businesses, units, established homes, and of course all types of rentals and commercial lease agreements).
Although real estate agencies throughout Queensland must adhere to strict protocols and licensing requirements, there are several key structural differences in the way in which real estate agencies operate. Some agencies operate under a split commission system whereby the agent earns between 60-70% of the commission payable on the property and the agency keeps the remainder.
Some agencies employ ‘sales people’ on a fixed wage (very similar to a retail employee) rather than ‘fully licensed real estate agents’. In this type of arrangement, a principal or senior sales agent may employ several PAs (Personal Assistants) to help manage the properties which may include doing Open Homes, finding potential buyers, prospecting, and so on. More often than not, the working conditions within real estate offices are not what most people assume them to be.
Real estate agency offices are usually either part of a large Franchise operation or an independent agency. Which is better? There are definite advantages and disadvantages to both types of agency and you’ll find many topreal estate agents working throughout the region.

Like most things in life, there is no clear-cut answer as both the big name franchise agency and the independent agency type offer worthwhile real estate services depending on the specific situation and/or transaction.

Brand Recognition has always played a huge part in marketing success. With a company that’s been around for years, using TV, radio, newspaper and regular flyers will have planted a seed to be your first port of call regarding real estate services.
Having to Adhere to Corporate Culture can be a definite disadvantage when it comes to business procedures, tools, marketing strategies and associated costs, which often translates to higher fees and advertising budgets for sellers and/or investors that choose to hire a Franchised agency.
All Round Flexibilty: Since an independent real estate agency is not governed by a franchise policy, there is greater flexibility regarding branding, marketing, pricing and service standards. An independent agency often is quicker at adopting new ideas, tools and technology, allowing for more creativity all round.
Less Branding & Little to No Outside Support: Also, unlike regulated franchise agencies, independent agencies have to create their own branding and operate without any support from the franchise hierarchy which can be limiting in some ways.
However, not being tied to a franchise structure also means being able to deliver unique pricing, marketing and customer service strategies. The ‘think outside the box’ differentiation tends to be more appealing in an ever-changing market like the one we currently have.
Personalised Service: Typically, an independent agency tends to be smaller in size, in tune with the local market and delivers a more personalised service than a larger franchised operation.
It’s safe to say that, you won’t be just another number to an independent real estate agency.
